Soft House Washing vs Pressure Washing: An Interview with Tamika Gianni of The Power Washing Kings LLC

By Tamika Gianni

Please tell us a little bit about your company and the services you offer.

The Power Washing Kings LLC was established in 2006, with an idea to make washing the exterior of a house, safe for the worker and the homeowner. We developed a pressure-less wash system - we cannot break a petal off a flower with our pressure-less system! There is no damage to the house. The house gets cleaner and stays cleaner longer. We also eliminate gutter black lines and streaks from gutters. All work is done from the ground. No ladders are used, which further eliminates any damage to the house. Exterior house washing, which includes decks, fences and the sheds that go along with houses, is all we do. We do one thing and we do it right.

What are some of the biggest benefits of having your home's exterior professionally cleaned?

One of the biggest benefits of having the exterior of your home professionally cleaned is longevity. Our wash system lasts longer with guarantees. No pushing water, dirt, or the mold and mildew spores under siding, behind j-channels or in the soffits where the spores will spread. No damage to siding, window seals, screens, shrubs or bushes. The pressure-less cleaning system also eliminates personal injury. The job is done right the first time, which saves homeowner money.

How often should power washing be done?

Power washing should never be done on a house. With our pressure-less cleaning system, a house with aluminum or vinyl siding will be clean for over three years. Painted or stained wood siding is more porous, so the wood/cedar needs a lot more attention; these houses should be washed every 18 months. When a house with wood/cedar siding is washed with the pressure-less system, every 18 months, the paint/stain last longer.

Can you briefly explain the main differences between the soft washing process and pressure washing?

The most important difference is that the soft wash system cannot and will not damage your house. The house becomes cleaner and stays cleaner longer. Pressure washing highly increases the possibility of damaging the siding, windows, the seals around the windows and anything the pressure comes in contact with. When houses are power washed, screens have to be removed. With a pressure-less system no screen removal is required.

Which type of cleaning is more effective for long-term results? Why is that?

A pressure-less wash. The pressure-less cleaning system is more effective for the long term. The reason is since pressure has been eliminated, we cannot blast away at the siding. The blasting only eliminates the excretions but spreads the spores around the siding, under the siding, on the foundation and in every nook. The result of this is six months to a year later the green mold and black mildew comes back, and many times it comes back worse. With the pressure-less system, since we don't blast the excretions off and spread the spores, we are forced to kill the spores with our commercial-grade solutions. When the spores are killed it will take three years or even longer before the green and black molds come back.

Is there something most people don't know about roof and exterior house cleaning that they should know?

Yes, especially with roof washing. Roof washing is a preventative maintenance. It is not a one day job where someone gets on a roof and cleans away. There is a very high probability of taking the life use of your roof away when it is power washed or chemically cleaned all in one day. The roof shingles are mostly sand pebbles on tar, and pressure can remove the sand and expose the tar. Chemicals can dry and damage the roof.

To wash the roof to eliminate any damage, the roof should be washed slowly over time, on a maintenance plan. With cleaning siding, many people still believe that power washing is the only way to get the siding clean. Actually pressure-less house washing, gets the siding clean because the system kills all the spores.
