It would be best to check our website Brody Wilkinson PC. I handle almost exclusively all matters related to residential real estate law--closings, zoning, etc.

What are the most common real estate disputes that you handle regarding the purchase and sale of homes in Connecticut?

Repair credits, title problems, open permits, and mortgage contingency issues.

How does an attorney help home buyers when the seller failed to disclose a defect in the house or property that was sold?

An attorney can litigate a claim based on fraud, I suppose. Does not happen often and hard to prove.

Are there circumstances when a buyer can back out of the sale of residential property?

Yes, if seller is in default. Title defects are among the most common reasons.

Are there circumstances when a seller can back out of the sale of residential property?

If seller refuses to close without cause; otherwise, no.

What would you recommend that a home buyer should do before hiring a lawyer to help settle a real estate dispute?

Well, in that case they would need a litigator. Get a good referral is the best thing to do.
