By Anthony P. Vitarelli Jr.

Please tell us a little bit about your company and the services you offer.

Modern Tech Systems Basement Waterproofing is in the business of installing customized interior drainage line piping systems in residential homes. We specialize in repairing all types of foundation leaks, such as foundation cracks, tie-rods and window wells. We also install sump well systems, sump pumps and battery back-up pump systems. The purpose of our work is to provide hydrostatic pressure relief systems to contain water seepage and direct it away from the foundation. We have been in business for 20 years and our reputation regarding our workmanship, professionalism and integrity is impeccable. Our ultimate goal is to provide the homeowner with a clean, dry, healthy usable space in the basement environment of their home.

What are some common signs that your basement needs waterproofing?

Some common signs your basement needs waterproofing services are the presence of water seepage on the floor or through the foundation wall, mold and mildew, sweating, condensation or dampness. Also, peeling paint and rusted metal are tell-tale signs.

Is there something that most people don't know about basement waterproofing and drainage systems that they should know?

One thing that most people don't know about basement waterproofing and drainage systems is they are completely necessary if you are experiencing any type of water seepage in the basement environment. Water seepage raises the relative humidity in your basement, causing thriving conditions for mold and mildew to grow. Mold and mildew have been linked to causing many illnesses due to short- and long-term exposure. The mold spores generating from the basement are eventually dispersed to the other levels of the home.

Can you briefly talk about what's involved with the process of waterproofing a basement?

The process of installing a system in a basement consists of preparation of the drainage line cavity, hauling of the debris, installation of the piping system, sealing of all leaks, installation of waterproof paneling, installation of pumps, well and plumbing, and cement work.

What is one of the biggest challenges that Connecticut homeowners face when it comes to keeping their basements safe and dry?

Probably the huge increase in precipitation we have received in Connecticut over the last several years has made it more difficult for many homeowners to keep their basements safe and dry. Other challenges are problems with older drainage systems that become clogged or problems with faulty new construction installations, causing improper drainage and water in the basement. Dampness issues causing mold and mildew can also be a challenge.

How long does the waterproofing last and what kind of maintenance is needed after it's done?

Our workmanship is backed by a fully transferable lifetime of the structure warranty. We have a recommended annual or biannual service check of the system and its components available. Pumps are backed by manufacturer warranties, as well as batteries and battery back-up systems.
